12 Month Bridge Loan

The 12-Month Bridge Loan Program provides short-term financing that allows borrowers to access the equity in their property prior to its sale. Loan amounts range from $500,000 to $30,000,000 with a maximum loan-to-value (LTV) of 75%, making it an ideal solution for investors and property owners who need immediate liquidity.

This program requires a minimum credit score of 620 and is structured to support time-sensitive transactions. Whether used for repositioning, business purposes, or covering financial gaps, the bridge loan offers a streamlined path to capital without long-term commitment.

DSCR Investor Mortgage Loans

The DSCR Investor Mortgage Loan program offers financing based on property cash flow, without the need for income or employment verification. Loan amounts are available up to $3,500,000 with a maximum LTV of 80%. Borrowers can access cash-out proceeds up to $1,000,000 and benefit from credit score requirements starting at 640.

This program accepts gift funds, allows seller concessions up to 6%, and permits ITIN borrowers. For entity borrowers, a personal guarantee is required. Credit history must show three tradelines reporting for 12+ months or two tradelines for 24+ months, all with recent activity.
